Everyone wants to add value to their home. Whether they’re living in it long term, or have plans to sell it in the future, no one wants their hard earned money to go to waste.
Sellers will commonly ask “what do I need to do to get my house ready for sale?” The answer to that question really depends. What I will always say, is if you don’t have the extra money to put into the house, do nothing and price accordingly. Although, you’ll have to take into consideration, not everyone has the means to do a full home remodel, so you will limit your buyer pool. If you do have a small budget to play with, there are absolutely a few things you can do to achieve a higher sales price!
Here’s the facts.
Sensibly investing in meaningful home improvements will put your home in a better position among comparable properties. Meaningful to potential buyers that is. What I mean by that is, putting a brand new water heater or furnace in will cost you a few thousand.. ALTHOUGH, if you have a new furnace, but a 90s style kitchen, potential buyers are not going to be as attracted to your home. Which leads us into our strategies to improve your homes value.
Step #1 :
- Before you dive in to your HGTV remodel, consult your Realtor. They see homes all the time and know what Buyers want. They’ll be able to give you valuable insight and also tell you what kind of return you can expect on your investment. You’ll find your biggest return will be on kitchen and bathroom remodels.
Step #2
- Now that you have an idea of what kind of improvements you’re thinking of doing, its time to interview some professionals. You definitely want to be sure the people you’re hiring are licensed and insured! If you know what you want done, but don’t want the hassle of hiring all sorts of professionals yourself and checking their credentials, I have a great company I use that coordinates everything for you! Step #3
- Determine your timeline. When do you need to be in your new home? To ensure you meet your desired timeline, make sure your contractors do what they say they’re going to do and get their projects done on time. Have your next step in place, the sale! I share a personalized plan for sale with all my clients. This way, they know the projected dates for the marketing, Grand Opening, Escrow, and lastly, closing date. This way they can plan their lives accordingly.
